Find the right film

What do you want your windows to do?

One home can need several finishes. Begin with the problem on each pane, rather than choosing one dark shade for every room.

A hot or dazzling room

Heat and glare control

For sunny living rooms, home offices and glazing beside a television. Compare solar performance with daylight, colour and reflection. A lighter film can be worth considering when keeping the view matters.

Explore Night Vision solar films

Check first Darker appearance and heat rejection are different product characteristics.

An overlooked living space

Daytime privacy

Reflective options can reduce views into a room during suitable daylight conditions while retaining an outward view. They suit a different need from a permanently obscured bathroom pane.

Compare residential privacy films

Check first Reflective film needs curtains or blinds for dependable privacy after dark.

A bathroom or entrance

Frosted and decorative privacy

Diffuse daylight and obscure the direct view with plain frosted, patterned or selected partial coverage. Decide where sightlines need blocking before choosing a full pane, band or decorative finish.

Explore frosted window films

Check first Frosting also changes your view out. Close silhouettes may remain visible.

Concern about broken glass

Safety and security films

Request a separately specified system when the aim is to help hold broken glass together. The film, glazing, frame and any required attachment need assessment for the intended application.

Discuss safety-film options

Check first Film does not make glass unbreakable or replace a required safety-glazing specification.

Glass area, not room size

A m² is one square metre of glass. If another quote uses ft², convert the unit before comparing. One m² is approximately 10.764 ft². Multiply an AED per ft² rate by 10.764 to compare it with an AED per m² rate. Ask whether billing uses covered area, full panes, wastage or a minimum billable area. Measure panes individually and confirm the final production dimensions before ordering.

Ask for the total payable

Confirm VAT, any minimum job or survey charge, old-film removal, adhesive cleanup and difficult access. A small bathroom job can be governed by a minimum charge rather than area alone. The written quote should list every pane and the exact film. A fixed minimum job value and survey fee are not published here. Confirm both before a visit and ask whether a paid survey is credited against installation.

Choose privacy by the hour

Choose privacy for day and night

For a bedroom, entrance or ground-floor window, decide whether you want a clear outward view or an obscured pane. Check privacy at the times the room is used.

Keep a daytime view

Consider reflective privacy when the outside is brighter than the room. Check the view from the pavement or neighbouring balcony as well as from your usual seat. Interior lights change the privacy balance in the evening.

Obscure a direct sightline

Choose a suitable frosted finish where a clear outward view can be given up. Full coverage may suit a bathroom, while a carefully positioned band can address a specific entrance sightline. Check backlighting and close silhouettes on a sample.

For bedrooms and family spaces, keep a suitable curtain or blind wherever privacy is needed at night. A low-reflection night view is not the same as one-way night privacy. Compare mirror appearance on your façade, reflective-film daylight and solar-control trade-offs or the named 3M Night Vision product. Mirror effect describes appearance within the reflective family, rather than a separate technology. Product availability is confirmed for your enquiry.

Heat control with useful daylight

Compare heat control and daylight

For a sunny room, look beyond a film's colour or an isolated infrared percentage. Ask for the exact product and the glass construction used for its published performance.

Visible light transmission
VLT helps you compare how much daylight the glazing admits. Check the room with a sample before giving up useful light.
Whole-glazing solar performance
Compare TSER or solar heat gain coefficient on a stated glass type and test basis. Figures for different glazing are not directly interchangeable.
Reflection and appearance
Review the façade outside and the reflection seen from inside. A brighter internal reflection can affect the evening view.

Assess the chosen sample against your own room and outdoor view.

Set a realistic comfort goal

Film can reduce unwanted solar gain through suitable glazing. It cannot by itself establish a fixed room-temperature reduction or electricity-bill saving. Air conditioning, roof and wall insulation, shading and household use also affect the result. UV filtering addresses one contributor to furnishing fade, while visible light and heat still matter.

Manufacturer data should name the product, glazing and test method. For an example of that format, see the 3M Prestige 70 technical bulletin (PDF). Product availability and suitability must be confirmed for your home. Compare Prestige home window film, daylight and glazing considerations if you want to assess this named solar-control range.

The glass comes first

A suitable film starts with a glazing check

Two similar-looking windows can need different products. Share any glass specification you have, especially for double glazing, laminated or tinted glass and low-emissivity coatings.

Record each pane, its frame and the access available for fitting.

Glass and frame condition

Existing cracks, damaged edges, failed sealed units and loose frames need separate attention. Film does not repair them. Confirm whether an interior or exterior product is appropriate.

Sun, shade and nearby blinds

Pane size, partial shade and close-fitting blinds affect the assessment. A qualified installer must review the film and glass combination for thermal stress against manufacturer guidance. Record pane dimensions and thickness, coatings, previous breakage, shading and nearby blinds. Refer unknown or restricted combinations to the manufacturer before fitting. A photo does not establish compatibility.

Building and access requirements

Check landlord or building-management requirements for visible façade changes. Identify high glazing, access restrictions and furniture that prevents the installer reaching a pane safely. Confirm separate charges for lifts or scaffolding, operators, permits, parking, furniture movement and protection. Agree who arranges access before booking.

Bring the room and the glass into the same quote

A home survey checklist you can use

Start with the rooms that cause a problem. A hot living-room window, an overlooked bathroom and a bedroom used after dark may need different finishes.

Room and privacy hours
Name the room, the view you want to keep and when privacy matters. Include nearby balconies, pavement views and indoor lights used in the evening.
Measured glass
List each pane by room with width, height and units. Identify single or double glazing, laminated glass, existing tint and any low-E coating from available records.
Film and fitting side
Write the exact product and whether it is rated for the proposed interior or exterior surface. Obtain compatibility advice for the actual glazing before ordering.
Access and preparation
Record furniture, curtains, high windows, removal of old film and landlord or building approval. Agree who clears the room and protects floors and furnishings.
Price and minimum
Show the measured area, rate unit and what standard fitting includes. Separately confirm minimum job value, survey fee, removal, difficult access and VAT.
Care and cover
Keep the cleaning start date, expected drying appearance and review contact. Identify film cover, fitting labour, glass breakage and sealed-unit cover separately.

Area example Two panes measuring 1.2 m × 1.5 m total 3.6 m². That is a measurement example, not a quote. A minimum charge, preparation or access can change the final total.

Safety film needs its own specification

Glass-fragment retention depends on the specified system. Some applications require attachment between the filmed glass and frame. Ask what the proposed system is designed and tested to do, rather than choosing by film thickness alone.

Technical references 3M glass checklist (PDF) and 3M safety-film system guidance. Regional product and warranty terms need separate confirmation.

From film choice to fitting

Plan your home window film installation

Once you have chosen a film family, explore measuring, preparation, appointment arrangements and aftercare with our home window tinting installation service.

You can prioritise the hottest living-room panes or an overlooked bathroom first. Confirm the exact material for later stages, because matching can depend on stock, glass differences and the age of the existing film.

Keep these with your quotation

  • The product name and agreed appearance
  • A pane list with measured area and fitting side
  • Preparation, removal and access charges
  • The total payable and VAT treatment
  • Drying, cleaning and written warranty terms

Confirm who provides the warranty and separate film defects, fitting labour, thermal-stress glass breakage and insulated-glass seal failure. Check the existing glazing warranty and any required manufacturer acceptance or registration before fitting. Do not assume a car-film package warranty applies to home glazing. 3M’s flat-glass warranty bulletin dated 1 March 2026 shows why eligibility matters. It does not establish UAE coverage or authorised-dealer status for this business. Request the applicable regional certificate for the exact installation.

Before you choose

Residential window film questions

Tell us the result you want, even if you do not know the product name. A window photo and your Dubai area are enough to start the conversation.

Can I use different films in different rooms?

Yes, different priorities can call for different compatible products. Solar film may suit a sunny living room while frosted coverage suits a bathroom. Check the combined exterior appearance where windows share a façade.

Does reflective film give privacy at night?

Do not rely on reflective film for privacy when the room is brighter than outdoors. Keep curtains or blinds for night-time privacy. Frosted finishes obscure views differently, with backlighting and close silhouettes still worth checking.

Will frosted film also solve a heat problem?

A frosted appearance does not establish solar-control performance. If heat matters as well as privacy, ask for a named compatible product with appropriate glazing data rather than assuming every frosted finish rejects the same heat.

Can film be fitted to double-glazed windows?

Some combinations are suitable after assessment. Glass construction, coatings, condition and exposure must be checked against the chosen product's guidance. A photo alone may not identify the unit or an existing coating.

Can a tenant arrange residential window film?

Check the owner's and building manager's requirements before approving a change. Discuss removal and restoration expectations in advance. Film removal can involve labour and adhesive cleanup even when the material is removable.

How long does installation and drying take?

Fitting time depends on the pane count, access and any removal work. Drying is a separate process that depends on the product and conditions. Confirm the appointment programme and follow the supplied cleaning and drying instructions.
